Summer Maintenance Reminders for Your Home

Dear Tenants,
As the hot summer months approach, we’d like to share a few important reminders to help ensure your home stays cool, comfortable, and in good condition throughout the season.

Air Conditioning Tips
· Set Your Thermostat to Cool Mode: Please ensure your thermostat is set to “Cool.” Avoid turning the AC off completely when you leave your home, as this makes it work much harder to cool down later.
· 20 Degree Rule: Most AC systems are designed to handle a maximum temperature difference of around 20 degrees between the inside and outside air, so it is highly recommended to not go over this limit.
· System Strain: Overworking the AC unit can reduce efficiency, raise energy consumption, and put a strain on its components, potentially leading to premature wear and tear and even breakdowns.
· Change Your AC Filter Regularly (Every 60 Days): A clean filter allows for better airflow and helps prevent dust buildup, which can lead to system malfunctions or breakdowns.
· Use Ceiling Fans to Circulate Air: Ceiling fans can help cool your space without relying solely on the AC. Ensure they are spinning counterclockwise in the summer for maximum airflow.
· Close Blinds or Curtains During Peak Sun Hours: This will help keep the heat out and your home cooler, reducing the load on your AC.
Lawn and Foundation Care
· Water Your Lawn Regularly: Keeping your grass well-watered during dry spells helps maintain a healthy lawn. Early morning or late evening is the best time to water to reduce evaporation.
· Set Your Sprinkler Timer: Please set your sprinkler system to water twice a week. For optimal lawn care and foundation protection, ensure your sprinklers run for at least 10-20 minutes per zone each time. This will help keep your lawn healthy and maintain soil moisture around the foundation to prevent cracking or shifting.
· Protect Your Home’s Foundation: In hot, dry weather, the ground can shrink and shift. Watering around the foundation helps maintain soil moisture and reduces the risk of foundation issues.
· Trim Overgrown Trees and Bushes: Overhanging branches and excessive greenery can obstruct airflow and cause moisture buildup around the house, potentially leading to issues like mold or pests.
Pest Prevention
· Keep Doors and Windows Sealed: Texas summers bring more than just heat - they also bring mosquitoes and pests. Make sure all seals and screens are intact.
· Clear Debris Near the Home: Dead leaves, standing water, and other debris can create ideal breeding grounds for insects and rodents. Regularly check and clear around the exterior of your property.
Water Conservation
· Use Water Wisely: In the heat of summer, we all tend to use more water. Be mindful of your water usage - consider shorter showers, running dishwashers/washers only with full loads, and turning off the tap when not in use.
· Check for Leaks: Water leaks can be hard to detect, but they can waste valuable resources. If you notice any leaks, please report them promptly.
